I recently had the pleasure of catching up with real estate agent, Peter Menaglio to find out a little bit more about him as an agent and a person. Too be honest Peter’s real estate reputation had proceed him when I had invited him to BNI and it was another agent who pulled me aside and told me that if you sold a property in Mt Hawthorn, you sold through Peter Menaglio… as though he was some kind of celebrity. 

But to be fair, I’m a little more impressed with Peter’s worst best kept secret as a football celebrity, playing for West Perth in the WAFL prior to the rise of the AFL. Even my mum knows who Peter Menaglio ‘the football player’ is! 

But I do know from first hand experience, Peter is an exceptional real estate agent, as I have never staged a home for Peter that took longer than 7 days to sell, with the most recent one going under offer in 4 days. 

100% of properties we’ve home staged for Peter have sold within 7 days and above asking. 


How did you get into real estate?

Well, I started off as a primary school teacher at West Greenwood and Nollamara primary – years 4 to 7. The teachers I worked along side of were doing the same thing year in /out and like myself, were not really increasing their salary.  However, I wanted to do something that would increase my income. During my long service leave, I met Almando Deluca . He asked me for a chat, and on account of that – I made more in first year of real estate than I’d made in teaching. 

So I said to the school that I’d have a break from teaching, but they said if I wasn’t going back full time, I would have to return as a temp and wait for a permanent position again, so they changed the rules on me.

So if I’m honest, it was an ultimatum. So I had to make real estate work and do what Almando told me to do. I was 29 when I left teaching.

I under stand you had your own agency in Mt Hawthorn?

Yes, I underwent further training, to get my real estate license so I could open my own agency, it grew over 13 years in Mt Hawthorn and due to our success we were bought out by Edison Property. Edison’s didn’t have residential arm – as they were purely commercial, so together we now form a commercial and residential sales agency… We also manage 300 residential properties.

What areas do you like to sell homes in and why?
The areas I predominately service are areas I grew up in as a kid, Tuart hill, Yokine, Joondana. As a kid I went to school Tuart Hill Primary and Tuart Hill Senior High School. I learned to play football at Grenville Oval. And despite my size I played 236 games of football. Familiar in the area, and decided to sell real estate in an area where people knew. me, and I know the area well.

Who’s been your biggest mentor and why? 

Almando Deluca from Roy Western Yokine. He was a fantastic leader, and always set and expected us to meet our KPI’s. This was not always enjoyable but we learned to do things property and to a high standard. Almando retired about ten years ago. He was my boss where I learned the basics and essentials required to last in the industry. 

In his office, I was taught how to maintain a contact database in an efficient manner, and the importance of presentation, follow up. 

These days I spend a lot of time doing training sessions with David James, who is our Sales Coach. Once per month, David makes us accountable with targets. Is it a one to one session on business goals, financial goals but also personal  goals such as playing less gold so I have more time to fly my plane. 

What is the most important thing to discuss at a listing presentation?

For me, the most important thing is to discuss the sellers needs, I used to walk through someones home, have a look and make some notes so I could work out the value of their house…

But I hadn’t asked them about their timeline for selling? Where they were going? Why they were going? Over time I found a question based meeting like this helps me listen to my clients needs better. As I feel it’s crucial to understand my clients motivation for wanting to sell. 

This way I can create a sales strategy, based on the sellers needs – as well as  get as much as a I possibly can for them, making the contract really tight so it won’t fall over… but most of all to take the pressure off my client so they don’t need to worry about anything. I don’t want them to feel like it’s a horrible or stressful task, so I try to take as much of the weight of this really big process for them. 

How do you spend your days off? (If you have any :))

Well, I like gardening, a lot, and don’t think I could live in a house without a garden. I enjoy flying my Cessna 182T, and have been flying ten years – we go out twice per month. I spent about 5 years training to be a pilot – as I did it very slowly. And I also play golf weekly, at Wembley Golf Course.

How do you have your coffee?

Flat white, or Tea, white and strong with no sugar. I could easily have up to 6 cup of tea in a day!
